Accuracy of aip/dip

After two years on the market we finally look like we have an offer.

Now my previous credit was not good but now left with Two ccj (only one on Experian) one falling off next Dec one next June. Now we are looking at buying a help to buy property our broker initially said only precise would fit our criteria, as I'm a regular lurker I looked and saw several people get similar amounts but with high st lenders.

So I have done aip for both Santander and Halifax and both have come back and said they will lend us the amount we need. Now as I haven't gone through a broker before we decide who to apply with a) who has the most accurate dip (being accepted with my history makes me neevous) and b) who will have quicker timescale as I want to move asap.

    Santander I think is the most accurate at Halifax is only a soft footprint - I am not sure about Santanders as I have never used them.

    What extra details does a hard tell you over a soft? I'm hoping the soft picked up the ccj or do they only look back a certain length of time.

    It varies. No one lender does the same thing as another. That's why it's a real pain on here when no-one says which lender they are using.

    Typically, a soft search picks up only last three years, only current address and may not see all accounts.

    Therefore when they do the hard search are we liable to rejected due to the ccj being further back than 3 years ago.

    As others have said, no two lenders are the same in this respect.

    It's also worth mentioning that a DIP / AIP is only as good as the accuracy and completeness of the information input.
