Allianz are a good insurer - different product, but when I worked with them, the product we sold had a 5* Defaqto rating.

I understand what they are saying, but this isn't your chimney. If this was your fault, it would not be covered. But it isn't. So they should be helping you.

    Push on it.

The entire kitchen side length of the party wall, including the chimney breast is soaking wet, so wet that the surveyor said it's damage that's constantly being added to whenever it rains.

Didn't you ever smell the damp or have humidity problems in the house?

We had water under the floorboards every time it rained in this house and it was obvious after we moved in that there was damp somewhere that needed sorting out.

I'd agree with and reiterate this. Do you have legal protection? Ask them to invoke it and pursue the neighbours insurers for costs.

Insurers are quick to take your money, but slow to pay out. I would not accept that response from Allianz. IMHO, they will not pay for chimney repair but ought to be paying for consequential damage to your property and recovering cost from neighbour. Make a complaint / employ a claims negotiator.

That seems like an awful lot of water just for an uncapped chimney. I our Victorian house we had unused fireplaces, there was only ever a small amount of water after very heavy rain which dried in a matter of hours. Who exactly has traced it back to the removed chimney?
