    What rate are you paying and what is your LTV?

    a couple of examples

    for good LTV rates are under 2%
    £64k 2% £800pm 7y 2m

    or a 10y fix/term with £1k fee 2.59%.

    Contact you lender on monday and set up a standing order to repy what you can afford each month.
    If you can afford £800 a month you will reduce the outstanding balance by 2019.
    Even at 4% £64,000 over 10 years would only cost £650 a month.
