Name Off Mortgage. ?

Hi All,
A friend of mine has had a mortage for 15 years..nothing wrong with that but 12 years ago his girlfriend left who`s name was on the mortgage. Now he cannot trace her to get her name removed from the mortgage anyone any ideas if after a certain time it can be just removed or is there a legal process to follow? Just thoughtt i`d share it on here for some idea`s

as far as I was aware it is legal process.
She will need to sign the forms. And it needs to be done properly other wise she could claim that she was made to sign them under duress and then it could start getting very sticky.
She also might want some of the equity in the property so it could get very messy.
He will need to her trace. This will cost money. Does he not know where her parents live. Could be not try contacting her through them.
