    as long as it's on the lease, whats' the problem?
    Before signing, I always as the EA in writing to confirm if it comes with white goods/cooker/washing machine cause 'you never know'!

    see the Landlord & Tenant Act 1985 Ss 8 &10

    8 Implied terms as to fitness for human habitation.

    (1)In a contract to which this section applies for the letting of a house for human habitation there is implied, notwithstanding any stipulation to the contrary—

    (a)a condition that the house is fit for human habitation at the commencement of the tenancy, and

    (b)an undertaking that the house will be kept by the landlord fit for human habitation during the tenancy.
    ............
    10 Fitness for human habitation.

    In determining for the purposes of this Act whether a house is unfit for human habitation, regard shall be had to its condition in respect of the following matters—

    repair,

    stability,

    freedom from damp,

    internal arrangement,

    natural lighting,

    ventilation,

    water supply,

    drainage and sanitary conveniences,

    facilities for preparation and cooking of food and for the disposal of waste water;

    and the house shall be regarded as unfit for human habitation if, and only if, it is so far defective in one or more of those matters that it is not reasonably suitable for occupation in that condition.

    Find out how much the landlord will be prepared to buy the previous tenants oven. You pay the difference and agree to leave the oven when you move out.

    It's a good idea in principle but who maintains the oven, who is liable for replacement if needed?

    I doubt the initial cost is the issue for the LL, it's the ongoing liability.
  • The problem was I asked about white goods (normal pre deposit question), and the agent said 'no fridge, washer or dishwasher' - they did not mentioned the cooker. As we were standing in the kitchen, with the cooker in front of us. I have never lived (nor have my parents, friend or boss) in a flat that doesn't come with a cooker/hob.

    Pretty reasonable that I was confused if all signs point to cookers being 'separate' to white goods.

    This was really just a case of me being naive and misinformed.

    You could post a 'wanted' ad on your local freecycle, explain why you need the things and request politely. My daughter was lucky enough to get an almost new Bosch washing machine, a decent enough fridge and a Miele tumble dryer this way. It's amazing how generous people.

    We installed a reconditioned fridge-freezer and washer-dryer in our rental flat (there was already an oven and hob from the previous owner). We assumed a tenant would not want to buy their own.

    Like others have said, just write to the landlord and ask (athough I don;t think second-hand electric cookers are that much).

    And what is there to stop a landlord simply supplying a microwave or just a two ring table top hob? Both would be significantly cheaper than a cooker/oven and provide cooking facilities. Actually how about just providing a toaster?

    What you say makes sense and you know more about landlording than me, but: "facilities for cooking of food" can be quite basic. Like a £30 microwave can cook stuff, and so can a £15 single electric stove ring; the cost is less than that if they're not new items, and they are cheap to replace if they break (no point bothering with call-out charges etc for those types of goods).

    Demanding in writing to be given 'at least the bare minimum that the law requires' is likely to result in your getting at least the bare minimum that the law requires, and quite probably no more. If having decent facilities is important to you, it may make more sense to find out what price point the landlord has in mind to buy the existing cooker and see if you can reach some sort of deal.

    It's true that the previous tenant probably has an inflated expectation of its market value (e.g. "I paid £400 and it would probably last 20 years and I only used it one year so it would be fair to get £380 for it") ; however if they don't actually have space for it in the new place they are going to need to sell it to whomever will bid them the most on ebay or gumtree or whatever, not to mention the time or costs hassle of removing it from the current place to wherever they live and setting it up somewhere else to demonstrate to their buyer that it's in working order etc.
