short term secured loans

Hi
I have a property that I can convert from detached into 2 semis detached.

Plan to either live in one and sell one or sell both.

Either way will yield a lot more profit than just selling detached.
I would need a short term loan of about £140K to do the work.
I already have a 90K mortgage on the property . Conservative selling price for 2 semis 420 K
The equity would more than cover the loan amount.
Re their lenders who would offer such loans as opposed to a second mortgage?
