BTL mortgage question

Does anyone know if it is possible to get a BTL mortgage on a property that is valued at about 45k

Basically a friend is selling a house which is valued at about 45k

Just that all the BTL info I can find shows minimum value of 50k.

I already have a residential mortage and from what I have been told u can't have two residential mortgages

Thank u in advance for any help

    Yes its possible to get a buy to let mortgage on a property worth less than £50,000 and it is possible to have two residential mortgages.

    Thanks I will look in more depth just I could not find any, but for that amount could do it on a loan, but would be great for such a small mortgage
