Can i use this money for a deposit?

Hi all,
Ok so it goes like this;
My partners step dad who ain't leagaly her step dad as her mother is not married to him is giving my partner £20000 from the sale of his deceased fathers house. This money is hers to do what she pleases with.
We would like to use it for a deposit on a mortgage but after a bit of research on deposits I'm unsure if we can actually use it as a deposit as he's not leagaly a family member....does it make any difference to the fact that the money is hers to do what ever with? By that I mean it's not specifically given as a gifted deposit. Has anyone here been in or delt with a situation simular to this?
Just to add to the situation I have adverse credit history so we will be going through a broker and specialist lender.
Any advice welcome and thanks in advance

The money is a gift from an unrelated person. The money is then being used a deposit. Facts require no commentary or explanation. From the lenders perspective the outcome is the same.0
