How accurate is Halifax aip

Hi I have a bit of bad credit history (two ccj to drop off next year) and looking at moving.

Went to a broker and I suggested precise but she also suggested NatWest and Halifax. Failed NatWest credit scoring but passed Halifax but they wouldn't lend enough (this was in February)

After seeing a similar post With people earning less than me and oh did my own aip and it came back lending more than enough.

So what I am asking (if all income added properly and expenditure) how accurate is maximum lend

    It doesn't just come down to what your'e earning, unfortunately. It will also take into account things such as your outgoings and probably the fact that your credit score may not be the best. There will still be plenty of other decent lenders out there for you from what you have said though.

    If nothing has changed, either you or the broker has got it wrong - or your credit score with Halifax has improved in the 5 months.

    In Feb aip was for max £160k one I did today was £215k so big difference . I would have thought credit score would have improved with them as been longer since I incurred ccj.

    I've used same figures that I provided to broker

    As we found out it's a lot more complicated then just income. That's where a good broker is worth his weight in gold, The process can throw up the most unexpected things, I had an daft issue ( broker said it would come up even before we started the application) because like most I work that work in retail I earn more than my contracted hours, even though the wages on my contracted hours is enough to secure the mortgage we need it was still flagged up (more payslips required) I keep waiting to be asked for my bra and knickers size :)

    So if I am fairly confident that I have entered correct info is the amount they say they will lend accurate? Based on mortgage promise.

    The answer to that is maybe.

    I made an appointment with a branch advisor after my AIP. Before the appointment they took some additional details that aren't necessarily in their online questions.

    Then they took into account details that I provided at the appointment
    2.88 kWp System, SE Facing, 30 Degree Pitch, 12 x 240W Conergy Panels, Samil Solar River Inverter, Havant, Hampshire. Installed July 2012, acquired by me on purchase of house in August 2017
