How to calculate which retention deal is better?

I want to compare some different retention deals that HSBC are offering at the minute, is there a calculator online that figures out which deal (at the end of the fix) has paid off the most of my actual debt for the least amount of expenditure?
The only ones I can find online are ones that will tell you how much it will cost you over the fix period, not how much it actually pays off? Am I just getting super confused here?
Or can someone explain to me some sort of formula so I can sit and do some number crunching please?

Use a simple mortgage calculator, add the fees make the payment the same and see what's left.
Use interest only and set the term to the period you want
