                    Hi new to the forum, but long time lurker.
Me and my partner are looking to buy our first house together.
We are looking at a newbuild house for £115,995 either help to buy or 95% mortgage. Deposit we have is £8,000
Half of which is a gift from parents.
We both earn about £27k per year.
I have a default from 2014 for £254 on a credit card.
My partner has a couple of late payments for a provident account, which has a remaining balance of
£150 left.
We did try to get a dip using Gleeson Mortgage advisors meridian mortgages but we're decline on two.
Is it worth us trying a mortgage broker or are we destined for rented accommodation forever.

            From what you have said here I would expect there to be mortgage options, but I suspect there is more to the case, as there often is?I am a Mortgage Broker

            Looked on all credit files. Everything paid and up to date for me apart from the default from March 2014.
 And other half two late payments on the provident.
 I have £3333 on a HSBC credit card and other half has £750 on a Barclycard. Neither are near limits. Paid by direct debit each month.0

            We have a similar credit history and income and we have just been accepted for a new build property using the help to buy scheme on a property worth £165000. Our deposit is pretty similar to yours too if £8500
 We used a broker who suggested Precise Mortgages which is a higher interest mortgage but we are hoping that in 5 years our history would be much better so we can look at getting a better deal.
 It is possible, we thought we would be renting for a few more years yet0

            Sounds positive then. I've contacted two mortgage advisors L&c and a fee charging one recommended by someone on another forum. Just waking for a day off so we can discuss figures.0
