Broker or Halifax Direct?

Hi,

I would be grateful for your collective wisdom on how I should best proceed....

Despite a far from perfect credit history and a significant level of current CC debt, I have obtained a DIP from Halifax using their on-line soft search tool that suggests I should be able to obtain a mortgage from them for the amount that I expect to need. All debts were accurately listed in the DIP application and will be cleared in full (and CC accounts closed) from equity during the sale of my current property and purchase of the next. I should still have enough equity (plus a cash gift) for an £80k deposit on the next purchase giving an LTV of around 70%

Given that my credit history is poor, although no late or missed payments in the last six years, do you think I should be safe to proceed directly with an application directly to the Halifax, or would I be safer going through a broker? I am conscious that a failed application with Halifax would make future applications with another lender harder still.

Apologies if you read my similar, although slightly different, question on another thread recently - I'm just starting to get a bit stressed and need some advice and/or reassurance!
