The whole point of Home Reports is that sellers commission them and buyers can rely on them, without having to get their own surveys done (unlike the old days when everyone planning to bid at a closing date would each send in their surveyor).
By "anywhere else" do you mean England? It's a completely different process in England, they don't have Home Reports - don't get confused by English-based advice about buyers getting surveys.
It's unusual for buyers in Scotland to commission their own surveys, other than maybe specialist reports if there is damp etc needing looked at. Lenders sometimes need their own valuation, usually where the Home Report surveyor isn't on their panel of approved surveyors.0 -
So helpful David thank you. Yes "anywhere else" meant England and Wales. In some ways my family have made things more confusing. I knew things were different in Scotland (but didn't know exactly how) and tried to tell them, but was given the: "we are more experienced than you" talks from them saying that I need to find a place soon etc as it will take at least 6 months before we can move in, turns out we will probably be able to by September-ish with the Scottish way.
From all this i'm thinking we can just sort the mortgage/do paperwork etc, move in and prioritise and work through the list of things. Starting to feel excited and look forward to it.0 -
OP, think you are getting worried possibly without cause, (although buying a house you have never seen is reckless!!)
As others have said properties in Scotland can sell for way over the "offers over" price. Many years ago I bid £10K over the asking price for something we really liked and lost out to a higher bid; we were kicking ourselves as we realised we should have put in a larger bid.
Perhaps if you are used to the England/Wales system where people generally are hoping to achieve the "asking price" and will often settle for less, then this is fuelling the anxiety?

Thanks Mollycat, I'm seeing that from all the posts here too. I wasn't really used to any system, this is my first time etc, I was only aware of what my family had said, which I thought might still be relevant in some way. I'm feeling much more confident about it all now and have gotten some great advice and resources from here to learn from0
