Changing name / mortgage application

Hi- I have recently got married & am in the process of changing all my documents from my maiden name to married name- so far I have only changed my passport & drivers licence. In the meantime I have managed to sell my house and put an offer in on a new one, I have an appointment to meet with a mortgage manager ( already have mortgage on principle) on Monday. Will the lack of consistency in my names cause me problems with getting a mortgage? I can take my marriage certificate with me- but will they do the credit check in my maiden or married name? If it's it my married name I have yet to change electoral register / council tax etc- panicking as don't want to get refused/ penalised due to my poor admin! Anyone been in the same circumstance- what can/should I do now? Don't want to loose dream house! ( applying for mortgage solely in my name) any advice greatly appreciated :j

They will do the credit check based on your married name, as this is what you are now legally known as. Be sure to take your marriage certificate with you, so that should any document requested be in your maiden name then everything can be cross referenced.
When the lender prepares the credit system to obtain a decision on you, they will input your maiden name as an alias, so in effect the system will do a search on any data in your current name and your maiden name.
P.S if you are now married, and doing an application in your own sole name, it may be advisable to contact a mortgage broker so that you don't inadvertently approach a lender who may have an issue with this.0 -
Thanks for such a quick response!..My appointment is with HSBC as I already have a mortgage with them on the property I'm selling. I'm not looking to borrow any more money at present - ideally I'd like to take my current mortgage across with me. Is it worth trying to contact electoral register etc etc prior to my appointment? To see if I can start the process if changing my name with them\ council tax/ bank etc?0

Yes you can do, theres no harm in trying to get as much updated as possible prior to your interview. If your interview is to be over the telephone, then it may be worth going into the branch to have it updated before hand so that when the advisor phones you everything has already been updated for them. It is a pet hate of mine of having to stall an application prior to obtaining a decision as a name hasn't been updated !0

None of this sounds like an issue. You are not the first person to move home when recently married.
We would hope that your mortgage adviser at HSBC would be sufficiently competent to manage this for you.
