Renewing mortgage

Hi everyone
I am renewing my lease next year and have invited everyone in the flats if they want to come in with me to get reduced rates from the solicitor and valuer, which they have said they will do.
The only problem with some is that their leases are well below the 80 years. On the MSE calculator for how much is the property worth is this lack of lease devaluing the property taken into account.
