Mortgage offer expiry date

Hi
Can anyone tell me at what point the purchase needs to be at when the mortgage offer reaches the expiry date?
I.e. Do the funds need to have been transferred by the lender by that date or can it be when the mortgage has been accepted by us and declaration forms have been returned?

The purchase of the property has to be completed by the time the offer expires. If it is looking unlikely this will be the case then an extension to the offer is required.0
