The situation is this: there is the possibility that, before the 2 years are up, we might have to move to another part of London. If that happens, given the timing for primary school applications, we'll be in quite a hurry to find a new place, and close to a good local school; this means there is a strong chance we might have to rent for the first year or so.
If it were in, say, Manchester, I'd just rent out my London property for a year or so, live in a rented property, then sell mine and buy another one.

However, the area we might move to is still London, so the council might potentially think that we are cheating on our school application, that we intend to move back to the property we own, and therefore void our application. This is a risk I am not willing to take. On one hand it would be crazy to force a toddler to such a long commute, on the other hand I appreciate that councils need to be tough because there have been so many abuses and frauds by parents lying about their residence.

Thanks for that. There might also be the issue that you may not get consent to let if the mortgage company deem you are easily commutable to the area you are moving too i.e London which would compound the issue. But I can't speak to CBS criteria for letting properties

True. Also, selling now and buying after 10-15 months might expose me to the risk that house prices increase substantially in the meanwhile. I'd say this risk is lower now (90% of the notifications I receive from RightMove are about price reductions!) but of course no one has a crystal ball!
