Overseas Mortgages & Advice please

Hi,
I'm interested in overseas property on a buy to let basis (although I would like to spend some time at whatever property I was to purchase for a few weeks of the year)
Can anyone provide any advice on this subject? I've recently been to an Inside Track (http://www.insidetrack.co.uk/) "workshop" however they turned out to be pretty much a consultancy that wants £11k before you even get to look at any property.
From what i've read so far, i'm going to need a;
1. Mortgage lender
2. Solicitor
3. Letting Agent/Maintanence contractor
Also, can anyone recommend a source of information, or perhaps and IFA that might be able to offer some assistance without the £11k bill
