AIP from Halifax then decline

Just working out how to plan. Gone through a broker who is also a friend for our mortgage, AIP agreed with Halifax. Has anyone then had a mortgage declined by halifax?

    Yes. Many people - otherwise it would just be an A, not an AIP.

    They've not been declined, they're just asking if Halifax agree 100% of their AIP's.

    Generally speaking if the AIP has been completed accurately and there's no issues with income/paperwork you should be fine.

    We went through the process of applying with Halifax via a broker a few weeks ago. It's a very stressful and nervous time so I understand how you feel.


    Our broker originally applied with Nationwide and we were rejected. We didn't even get an AIP. He then applied with Halifax and we had an AIP agreed but I kept reading about how unreliable they were from Halifax.


    My partner has had a few late credit card payments in the last year, usually just paid a couple of days late because she's forgetful. But I'd taken out a few payday loans around Christmas time last year, so I thought our chances of success were slim. After just a week from the full application, the valuation had taken place and we received a full offer. :j


    As difficult as it may be, try to relax. There's nothing you can do about it. You'll either get accepted or you won't. Just be honest in your application(s) and hope for the best.

    Oh that's interesting Kingstreet and very helpful. Had forgotten the stress of mortgage waiting after 11 years and read so many cases of AIP being turned down - admittedly some time ago and I know it still happens but sounds like they are perhaps more sophisticated now than even two years ago.

    The best way to get a Halifax AIP to fall over at Full Application stage is to get the AIP wrong in the first place.

    Unfortunately, many clients and quite a few brokers are quite good at this.

    Well without hijacking op am hopeful that as aip and then full application done in branch it is a good sign
