Secured Loan for non resident

Hello
I have UK permanent residency but have not been resident for the last couple of years. I have a UK property which I am currently letting and which I have a substantial amount of equity within. I purchased the property on a variable rate in 2006 which means I am on a fantastic interest rate at the moment.
I am looking for a secured loan but dont wish to re-mortgage as I don't want to lose the good rate.
Do you think there are any lenders that would offer me a secured loan based on my criteria?
