If its wrong, either the solicitor is very very stupid, or they are trying to fleece me. They were adamant purchase price = valuation, with SDLT based on this price. They said that as they are acting as the lender they have to ensure they satisfy the lenders requirements also.
The funny thing is, Iv checked my mortgage offer letter and it doesnt specify purchase price anywhere. It simply states that valuation = £330,000 and minimum valuation required for the sale to take place is £300,000 based on an approved lend amount of £225,0000 -
My post was not focused on price v consideration.
It was focused on the realisation that SDLT (3% with higher charge) on a £330,000 figure is not £14,000.
