Debate House Prices

Hi all, forgive me as no doubt this has been asked many times.
I am in the process of viewing houses, i dont want to go over the £215.000 mark.
I there a general rule as to % of the house listing price compared to sale price.
With not going over the £215.000 mark what listed priced houses do you think i can look up to in order to get it down to the price im looking at.
I know they are all different but wasnt sure if estate agents over advertise the house value by a certain % knowing it will get knocked down in price.

Depends on local market conditions.

You got to offer the asking price in most of the cases. (Unless you are buying a house no one else wants touch). Good area Good House you will always have to pay a bit of a premium.

It will surely vary a lot. Some estate agents will price higher to win business; others will price lower to get a quick sale. Some home owners will listen to their estate agent; others will ignore them.
I think you need to look at what similar houses nearby sold for recently to determine what you should offer, rather than at the asking price.0 -
My dad put his flat on the market last month he received and accepted an offer for the full asking price within 7 days, the property he is buying he offered 5% below asking price and they accepted.0

Up here it is offers over and you better be prepared to pay 15-20% over the asking price.0

Every house I looked at seemed to sell for asking price. You could be waiting a long time with this strategy0

Where I am, I would guess about 220 for the majority of houses, of course you always get the odd few houses sitting on the market with an inflated asking price.0
