Anyone had so many issues when buying

Morning.
Just wondered if anyone had loads of issues when buying s new build
Had previous issues as I've mentioned before. No one would give me a completion date. I've been asking since feb. So around 6-8weeks ago I gave them a date of 15th. Due to my work schedule and only time off ect.
The builders are on track for monday. Which is good. However speaking to the solicitors yesterday I was told there is no chance as they haven't been able to contact the sellers solicitor In nearly 6 weeks !! I said this is very hard to understand that 2 professional bodies cant get in contact!!
Finally yesterday after MYSELF chased it all up they miraculously got in contact.
Now they are waiting for a 106 and a 38 agreement ?
I'm just about had it with this and if it wasn't for my wife and kids I would have told them to cancel the whole lot.
Is this common for as many issues

Things like this happen. I completed on a purchase last week for myself. My mortgage was offered in jan, it took over 3 months for the legals because of my buyers solicitor.
It just happens, best to just take a deep breath and let it play out. It is one reason why I always ask my clients to get a solicitor they know and trust or use mine. Cheap and cheerful for such an important transaction is a waste of money.

But surely the agreement should have been done before the build started? So the GOV web site says.
I do not have any time to give. . As I explained to the solicitor. I go away for 3 weeks with work on the 29th and in the two weeks have to sort both houses out. Especially for my children and wife !
I will not be recommending the solcitor to anyone! And my father (accountant) has advised me to take it further to the professional body.
As waiting 6 weeks for a reply alone is a disgrace to the solicitor.
Have you any experience in weather the 104 and 38 can be fast tracked ?

It sounds like it was the seller's solicitor, not yours, who's caused the delay on the legal side. There's only so much chasing a solicitor can do. But they should have told you.
Re the s106 and s38 - how fast do you think a council can move? From what I've heard from planning law friends, not very...0
