    the stakes don't sound particularly high if OP will be emigrating very soon anyway, since I doubt we're currently on the verge of particularly high short-term falls or gains.

    imo a lot depends on the " Accommodation in between will be through current job at relatively cheap rent." - if this is somehow subsidized or otherwise attractive then IMO selling now probably is a good option especially if OP has a reasonably clear idea what to do with the £170k inbetween now & emigration.


    one option, as already suggested, would be to put it up for sale but only be prepared to accept top dollar since you wouldn't mind if a sale didn't happen until sometime in 2018.

    Cheers - subsidised it is quite significantly so we could save 1500 a month becauae if it. We'll go for top dollar and see what happens.

    landlording's not for most people, & in particular I don't think it makes sense if you're going to be out of the country, you'd be leaving every last bit of maintenance etc to hired help, eating into your already small profit margins.


    and it'd almost certainly not make sense to rent it out just for a year or so before selling since you'd need to get into all sorts of nonsense like notifying the lender [maybe ending up having to get a new mortgage]; getting a landlord licence; adding smoke alarms; getting an EPC certificate; gas safety certificate; etc.
