Buying a new house, how will my loan affect getting a mortgage

Thinking of moving house and want to pay off a loan i have with some of the profit i will make from selling my current house. Will mortgage lenders take my loan into account if i'm going to pay it off once the house has been sold?
The loan is about 14K, haven't got any other debt apart from my current mortgage. Should hopefully make about 70K when i sell my house, would use what is left as a deposit and to pay any fees for the buying the new house.
