Almost there working out the costs of a mortgag

Hello all I recently had a nasty motorcycle RTC which was caused by an elderly driver turning right in front of me at 50mph (total 90mph) impact speed hitting the car. From this it has been worked out that the compensation is worth £25k after solicitor fees. Now I'm single and looking at buying my first house in South Wales for commuting to bristol.

Now I know that using the standard calculator on here I can get £81,300 - £113,000 looking at houses that are £90k. I was just wondering for anyone that has been through this process already what extra fees did you pay ?

Or to put it better how much on top of your deposit did you need for your fees?

I want to get everything correct so when I can move that I am not going to end up in foreclosure straight away. Not even sure what to do with the 25k in the meantime. Hopefully I can get some replies.
