bad credit mortgage

Im splitting up with my hubby. He currently owns the home, mortgage.

I want to buy him out the family home. We had it valued at 110k (agent) I need to borrow 70-75K.

I earn 20k ish and will rent the spare room to a mate.

I have a default (phone £250) registered 2 years ago next month. and 3 "late payments" accounts registered about 4 ish years ago. nothing majory serious. My credit score is 595 with checkmyfile.

Im wondering if anyone has any advice regarding mortgages - where to go, who to approach etc.

We bank and current mortgage is with halifax but they cant tell me if they would accept an application with my default. so i havent bothered applying with them.

I would recommend you approach a mortgage adviser who regularly helps clients who don't have a perfect credit history, you can view recommendations here: https://uk.trustpilot.com/categories/mortgage-broker Don't just go for the cheapest as they don't always offer the best or most suitable service to you.

Ignore your credit score it doesn't mean much. Check my file is a slightly confusing and poor credit agency, try signing up with Noddle, which is also free.

I think you are in with a chance by the way, but a broker can help assess the affordability of the loan for you and the most suitable deal available with your credit history.

I am pretty sure you will be fine. There is a good possibility of normal rates also, so no adverse rates :-)

As above, get a good broker.
