Can i apply for a new mortgage on a different property whilst i have a mortgage offer

I have been trying to buy property for long time.

I found a property, 5 months ago which i have a mortgage off on valid until 29th June but due to various reasons we still didn't exchange the contracts.

Because its been taking so long worried that I might not it at all, I started searching for another property,

I am now searching for another property.

If i find one can i apply for another mortgage (whether it be the same lender as my current offer or a different lender) whilst my existing offer is open (our offer on the property is still on the table) or would we need to cancel the mortgage offer or can it just stay as it is until it expires.

It may be that we can exchange on the current property in time but at this point i am keen to potentially get the ball rolling on another property if one comes up.

Would love some advise on whether we should cancel the one offer, and how long that takes to cancel, or just let it ride out and apply for another one at the same time,

I don't see a problem as long as you don't complete both of them (without the lenders' consent).
