Is this a good deal?

Santander mortgage 1.89% fixed for 5 years. No set up fees but £700 home survey. I would get 1% back every month so full £10 a month as an account holder.The mortgage will be for 5 years so no going onto higher SVR after.

Anyone know of a better deal?was thinking 5 ye fixed as reasonably low rate and worried rates will go as surely can't get lower?

Saw First direct fixed 5 yrs possibly save me £100 over 5 yrs but wonder if ? More likely to be accepted by my own bank as a saver but age against me as on that deadline age for 25 yrs to retirement.
