Hi there. Just after some advice on the best course of action.

We need a mortgage but adverse credit,

Me - earnings 24700, 2 defaults on file from 5 years ago due to drop off feb 2018. Experian score says very poor but I have had no problem securing HSBC credit card on 0% interest and other credit accounts - all accounts up to date and clear. Been in job 5 years

Husband - earnings 25000 however 2 ccj's within the last 2 years.No credit accounts on file except mobile phone which is always up to date.

We have 2 dependants, and no real loans or monthly commitments

We have a gifted deposit of 7,000 and seen a house through help to buy wales for 147000 so would apply for a shared equity deposit loan of 20% too . Do you think we have any chance of securing a mortgage on this with our adverse history? Is it worth me applying in my name only given the other half ccj's are so recent? We have given up our rented house to live with the inlaws to try and save more deposit, however after just 10 weeks its driving me crazy! Any advice greatly appreciated!

    There are not many lenders who will allow single applications for married couples.

    I do not do HTB mortgages, but there is only one lender I can think of who may do it. If it can not be done with them, I think you are going to need a 15% deposit.

    To be honest I think I would be pushing the mortgage provider affordability element on my own anyway, was just a thought. Very new to all this and finding it difficult to find a broker that specializes in adverse!
