Vendors won't commit to completion date

    I'm not sure missing the Easter holidays is such a big deal. If you had moved then your children would be moving into a new school part way through the year just as they would if you moved in several weeks time.

    Maybe it's a blessing in disguise if it is delayed until the summer holidays and your children can move for the beginning of a new academic year in September.

    If you take it as given you wont be moving until the next school year, how does that alter things? Maybe you can find house C which you prefer to houses A & B? Yes you may lose your tenants but its a lot faster to find new tenants than purchasers.

    I suggest you make sure your vendors know that you are now looking elsewhere, who knows, maybe they will move into rented? :D

    Thanks all. It's not our children's school that is the issue it is our tenants. We're only moving a few miles so school isn't changing. Our tenants are moving from a different county though. They have made the (risky) choice of moving into a holiday cottage so that the kids could start at their new school this week. I'm horrified, we haven't even managed to exchange yet! I know it's entirely their choice but what if the whole thing falls apart? What if our sellers decide to pull out of their onward purchase? I know that's a lot of what-ifs, lol.


    Latest news I had was on Wednesday last week. Our vendors solicitor had received what they needed from the council but it wasn't worded correctly. My solicitor had hoped to have news of potential completion date by end of last week. I rang her on Friday for an update (left a message with her assistant). Still heard nothing further. I'm never moving house again, this is so stressful.

    Sadly, that's why the average purchase takes 12 weeks. There are often problems, things to correct, and lots of questions.


    Mid-April was always optimistic.


    I've said never again, but, a bit like childbirth, you forget quite quickly. I've moved house 7 times. The last-but-one taking five long months (despite us aiming to exchange within 3 weeks from our investor buyer's offer!).


    Try not to worry about the what ifs. There's enough to worry about with the actuals!

    lol - I've not even done it once! But, believe it or not, my house is up for sale and I am braving another move! Glutton for punishment!

    Well it appears that since Friday they have had everything they need to proceed to exchange and completion. The vendors got their environmental search cleared up and now nothing is holding up the sale. Except the people our vendors are buying from. Now they won't commit to a completion date as they need to find somewhere to rent. !!!!!!. Feeling very helpless and likely to lose our tenants now. This makes house B a MUCH more sensible option (£60000 more sensible) if we are going to have to readvertise our house to let and potentially face a period of it lying empty.

    Sell the house you are trying to let. You have got time to do it now.
