First Time Buyer Help (Buying From Family)

Hi there.
I'm looking for some advice/help/guidance regarding the following scenario:
My partner and I currently rent a house from her father. He is looking to sell, and is happy to provide us with a deposit also. He's not out to make a profit on the house. I'm coming into this relatively cold - I've done some research but would love some second opinions on the next best course of action. I've been reading about Help-to-Buy ISAs, concessionary purchases etc - is any of this relevant? Do I need/should I speak with a broker?
Any thoughts would be very much appreciated.

This is a gifted equity/concessionary purchase.
A broker would be a good starting point as many lenders don't accept such cases.I am a mortgage broker.
