Solicitor tell lender we're expecting baby?

We've been approved for a mortgage and we've exchanged contracts.

We found out recently, after applying for the mortgage, that my partner is pregnant. We were trying for a child and factored this in to our circumstances and we can still easily afford the mortgage - it's £60 a month less than the rent we pay now.

Our lender has been funny with us during the application process and took some work to get approved. I'm now worried that being pregnant may cause a problem?

I know they can't discriminate against us for expecting a baby but obviously if they feel it changes or circumstances they can withdraw their offer. This would be especially bad as we've exchanged.

My solicitor just happens to be on my partners Facebook page as a friend. They have seen our announcement to family and friends that we're expecting. We daren't call them to ask, but is the solicitor required to tell the bank that we're now expecting a child?

Really worried at present.

    unfriend the solicitors firstly, work and personal life shouldn't mix


    It is a change in circumstances and ideally you should inform the lenders yourself , rather than risk the solicitors telling them. Mention you only found out which is true and not lies.

    Block the solicitor friend on Facebook.

    Unless the lender has a question that they now re-ask you if she is pregnant, I can't see how you have an obligation to disclose.

    Maternity pay these days can be generous enough that it won't materially effect income.

    A child changes ones financial outgoings though. For many it results in reduced working hours.

    Declaring a change in circumstances forms part of the mortgage offer for the borrower. Failure to do so leaves one at risk if matters do turn for the worse in the future. Risk is all the borrowers to take. As in such cases it's alright until matters go wrong.
