Natwest Valuation Booked

We are FTBs trying to purchase a new build property with the Equity Loan Scheme. Last week we were unfortunately declined a mortgage with Halifax when it went to the underwriting stage. We now have a full application in with Natwest after further advise from our broker.

I was pleased yesterday when our broker confirmed that the valuation has been booked for 20th April and believed this to be a good sign. However, after some googling I have found that it is now standard procedure for Natwest to book the valuation on the day the mortgage is applied for.

I am assuming though that there must be at least a reasonably strong credit check or something prior to booking the valuation? I have confirmed that at AIP a full hard credit check was run as application was via a broker.

Does anyone have any experience of this? Is being at this stage of the application a promising sign, or could it still very much go either way? I have had a look around on the forum here and not found anyone who has not eventually had an offer once having a valuation booked.

  • It is standard to book the valuation, but Yes, it is a promising sign as you have passed their credit check and if your payslips and statements are good and the valuation comes back ok, then no need to worry. I recently received an offer from them.

If you don't get declined at the point the application is submitted, the mortgage is subject to your documents matching the application data and the results of the valuation.

  • We recently used Natwest via a broker for our mortgage and got our offer letter emailed to us 24 hours after the valuation. The entire process only took us 8 days including weekends!
