    What issues in particular?

    An AIP does not guarantee a mortgage offer. Perhaps focus on what is achievable prior to actually looking at houses.

    Thanks for all of the replies!

    Thrugelmir - i have a default of £350 from August 2012 which has been satisfied and also several payday loans all over 4 years old. Since then everything has been fine! Ideally we'd have got some sound advice before considering an offer but we were not expecting something like this to come up for sale!
