Mortgage questions - broker/timescales/survey

Hi,
Sorry if this has been posted elsewhere...my brain is going a bit ten to the dozen atm...I have a couple of three questions...
1/ We've had a mortgage offer from a broker - we're abit dubious about the MPI if we take their cover it's free if not there's a hefty fee to pay?!? Is that normal?
2/So on looking to see if I can get a better offer going direct, which I certainly can with HSBC or even First direct fee free.
However, on here I saw that it can take some time to get an offer/application through. Would it be better to just sign with the broker as offer there already equates to about £300 over the 2 years. (not including the MPI)
3/Mortgage valuations - we want a full structural survey on the house we are buying as it's old -would the mortgage company who include/set certain price Homebuyers let us pay the difference? Don't want to pay for a crud report if paying for my own?
Doing my head in and as sold our house to investor - time is of the essence!
