2 mortgage refusals - help please!!!

Hi,

I am asking you all for help as I have nowhere to go for advice.

We (wife & I) applied for joint mortgage (FTB) with Nationwide, application proceeded, valuation done then suddenly just as it was being accepted, HO took over (random check) & declined with no reason given. They refused to give a reason.

We then applied to Santander (my bank) and was told that application is accepted but on the day of valuation HO declined!!! Again no reason is given.

We don't know what's happening as my Experian credit file is perfect, I haven't checked my wife's but now applied for free Experian credit check.

When Santander application was being processed in branch with us they couldn't find our address, we gave them previous 6 year council tax bills as we've lived at the same place (rented) & was told thats ok.

1st application to Nationwide was in Feb & 2nd application to Santander was at end of March.

What is going wrong? How can we get the reason of refusal? What options do we have & what to do now????

Please can anyone help?

    If your credit history is fine as far as you can tell, the problem may lay with your wife. There is some circumstances (i.e, fraud markers), in which a lender cannot tell you the reason why an application has been declined. If it was affordability or something like that they would normally just explain that was the reason why.

    How much are you looking to borrow and what is your incomes?

    Is there anything else a bit "quirky" about your application that makes it perhaps not run of the mill? I.e, not a permanent contract at work, unusually formatted payslips, bankruptcies from years ago, victim of fraud at some point, or so on?

    There are some things:

    My wife's bank statements were still coming to our family address as it's just 5 minutes away, she never bothered to change it.

    Both our driving licences are also registered to our family address and not our current rented address where we have been living since Nov 2009.

    We live in a block of flats & there has always been weird issues with our address with Experian that I had to complain to them back in 2011 where they had to put many different variations of my address.

    When we were with the Santander mortgage agent applying, the system couldn't find the address, so it was manually put in and sent underwriters query that can previous council tax bills be accepted which I was told were ok.

    My wife's bank statement was not submitted, instead council tax bill was used, I've been told.

    I have just checked my Experian credit file and it shows 1 search by nationwide in Feb but 3 searched in April by Santander, 1 on 5th, 2 on 6th.

    My electoral register shows registered with a variation of my address which does not show the full address and another variation of my address shows as not registered?

    In the are you associated with anyone section, it shows my wife and my own name without my middle name and details shows that 2 searches on 5 & 6 April by Santander but spells my surname wrong!

    Could it be that they searched with wrong surname??

    I am going crazy!!!!!! Arrghhh

    I would contact a broker if were you , they normally have relationships with banks and through years of experience can see things that we wouldnt even think was abnormal , get both your credit reports from all 3 agencies for them, mine was from my local financial advisors but there are ones on here that are very good.

    It is very difficult to answer the question as it could literally be anything. The fact it is just an outright decline makes me think when they are putting in the address manually their end it is failing score or they are picking up some hints of dodgyness but it could be that the underwriter does not like an address that is difficult to do a credit check on, your bank statements Are addressed elsewhere as is your driving license and the case as a whole just makes them uncomfortable.

    I agree though, a broker will be the best bet.

    Once you have obtained all three versions of your credit file from Experian, Equifax and Call Credit, obtain your National Hunter record;-

    If different applications for credit have different data therein, the Hunter system stores them and then flags to the next lender a potentially fraudulent application.

    I think I'd be getting all that sorted out pronto. It sounds like you've known this was an issue for some time.

    Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker

    I have complained to Experian back in 2010 then 2011 then 2014 and now, in fact today as well but nothing can be done.

    But its extremely difficult because the royal mail site shows my address correctly, my council tax bill shows correctly and even all my bank statements show correctly but deep down in the bowels of credit referecing agencies and god knows what and what systems my address either does not come up to them or comes up as different variations etc etc. I dont know who to turn to to get that sorted as Experian says they have got all the variations and cant do anything else about it.

    Address targeting is less of an issue with Nationwide now as they have abandoned Experian and now use Equifax and Call Credit.

    If I can't target the address precisely against the Royal Mail PAF output I still ring them and have them go over the options with me so we get the best match before we proceed.

    I haven't had a refer for address targeting issues since the change.

    Why do people do this? It only takes a few minutes to change either and a replacement driving licence is free with a change of address.
