Urgent mortgage help

My partner and I are interested in a new build house but have been told by the estate agent that we may not be able to have a 90% mortage. I spoke to Halifax and they want a 20% deposit on new homes. Can anyone assist? We have made an offer on the property so urgent help is needed. we have 10% ready to go but 15-20% is a big jump for us.

    Maybe a Broker would be the best bet,

    they maybe able to get one with a less deposit,

    perhaps a broker to match your circumstances to the right lender would be a step forward. Not via the estate agent of course.

    Yeah normally they charge a fee, I was happy for this as i wanted to know i had the best possible chance of getting on the Ladder.I had to pay £1400 but again depends on your situation and broker

    We have access to 90% and 95% Halifax products through certain large builders.

    Your options will be determined by the builder concerned.

    I have posted the same reply to somebody else in here, apply to your question as well.
    I have recently got my mortgage application accepted by Halifax and I was in the conveyancing journey. so let me share some experience with you.

    1. Unlike other business transactions, I found it very helpful to have intermediate person [mortgage broker] between lender and me. So please reach out to people, do your research, get recommendations from reliable people and hire the service of a good mortgage broker.
    I found mine through my bro's recommendation.

    2. Positive side of hiring a mortgage adviser is, you will get a good guidance through out the process. [for a relatively cheaper price - £495] Additionally you will get choice of lenders with competitive interest rates whom agree to loan you money.

    3. Mortgage Advisers have reliable connection with lenders and their knowledge is quite valuable when it comes to application process.

    4. My final advice is do not think about online shortcuts, go through the process, learn with it. You won't regret about spending time in the due process, when considering the importance.

  • I have just done an application with halifax on a new build and was offered 95%. I applied direct to them and it was done via video link.
