FTB - Looking some reassurance

Hello all.

I'm really looking for a bit of reassurance that my mortgage will be accepted.

I had been watching this wee house for a long time, and finally thought I would just go for it even though my finances are not yet as perfect as I would like.

Situation:
Buying my myself. Earn £24,144pa
Offer accepted at £83,950
5% Deposit + money for solicitors and surveys and furnishing a first home

I had a personal loan of £3200, which I cleared before application but obviously it is still on my credit report as unpaid. I did show proof that this is paid.

I have a car balloon loan, currently at £8400 - I have the means to pay this off and explained this at the interview and provided proof. She said an offer might be given conditional on this being paid which is grand.

My experian is 999 with no problems in my financial history apart from one payment marked as 1 month late from about 3 years ago.

Sounds good so far..

What is worrying me is that my bank account has been a bit messy these last few months with frivolous spends on... It's not particularly like me - but I've had unusual expenses like going on a hen party for a week and needing more new clothes than i've bought in 2 years. I also went into my planned overdraft for 2 days accidentally. Will they take from this that I can't budget?

The other thing is that as off the application my "disposable" income was calculated in the interview as £166... without the car loan it would be £380. My pay also goes up this month bringing disposable up to £430. I asked how much disposable income they were looking for and she said "It depends"

Any thoughts?

as for disposable income i think it all depends on lender, my lender wanted the mortgage monthly payment as disposable. which we more than had,

as for the over draft only 2 days? i wouldn't think it would be an issue,

but im far away from been an adviser .
