Hi! I'm a FTB and can finally now say i've had an offer accepted a little below asking & ready to get my mortgage sorted.
We have a DIP from halifax for what we need, but BOI are better rates so our broker said we should use them but they have a strict panel so our solicitors is a little more expensive than others. this was all fine until i searched on here and brokers were saying BOI are particular about credit files, my OH has a late payment from august last year that was just below minimum payment by accident. Would BOI even accept us? 10% deposit on 182500.
I rang my broker friday and text him to say we will go ahead but heard nothing back... he is fee free so understand that impact the service slightly. But if he doesn't get back to me i only have one concern about going direct my address history. I live private rented and am on council tax here but my address has never been changed as i never recieved post (car insurance and utilities) that was addressed to me here so i kept it at my mums. how much of an issue will this be? does it require a broker?
Sorry for the long post, just stressed out as i'd sorted the broker months ago and it all seems a bit lost in the wind. Also the seller doesn't know how long is left on the leasehold how long will it take a solicitor to find out or can i? as i can't go any further without knowing.

did your broker request a copy of your credit files? You only contacted him On Friday so you have to be patient.
Going direct won't make a difference, they have their own criteria broker or not
Is your Driving license sent to your current address by chance? It's always good practice to have a good up to date address history for credit history purposes especially with financial stuff e.t.c
If your car insurance is registered at your mum's but you keep your car at your current address, that in a way is fraud as you are potentially benefitting from cheaper premiums at your mum's address and it may invalidate your insurance if they find out
Also your driving license must be kept up to date with your current address, it is the rules.

My car insurance is at my address now, which they almost invalidated because i didnt confirm reciept of the documents because they didn't arrive!
I've been in contact with him for months, and no, he hasn't even asked about our credit reports should he have done this?
Everything is at my mums, even my electoral roll so it won't throw up any issues its just from affordability i do contribute to rent and bills but i've asked a few brokers and they've all said its fine and won't be an issue.0
