Hi,

I handed the keys back to my property 3 years ago and asked for the mortgage to sell my property on my behalf, long story but it was the best option for all in evolved.

Now I say that i owe them £24,841.83 and when i challenged them on this and asked for a full break they came back with £24.943.83. Can they increase this figure? They told me interest was on hold, so how come the figure has gone up in the space of 3 weeks.

Do there break down figures look ok?

Secured Account Balance £102,52.55 (what i owed)

Interest from Jan 2016 to Feb 2017 £7637.39
deed release fee £20
solicitor conveyancing fee £420
solicitor disbursements £12
Disbursements £20
Assets manager fee £918
Valuation Fee £210
Possession Pack £114
initial lock change £150
Removal of rubbish £120
Full clean following clearance £138
energy performance certificates £60
Communal Door Key £60 - £60 to have a key cu:rotfl:t
other £90

Can i challenge the removal of rubbish and full clean because the place was left spotless?

Anything else i can challenge or complain about?

As you handed the keys back and walked away. Little point in complaining. Time costs money. A lot of money.

Nothing looks out of place there, from my experience of selling repossessions. Hardly worth trying to start an argument now about how clean the house was or wasn't three years ago (even if you did have evidence about it). Their contractors will almost certainly have provided photos to show what they did.
  • you can't count the beans when you don't hold any. You had your house repoed and you knew the consequences.

Houses don't clean and sell themselves, unless you can prove it was clean and spotless?

Either way focus on why your house was repoed and move forward from there, not arguing over two hundred pounds over something pedantic.

That takes time. Time costs money. If i had to get a key cut right now I'd need to drive into town, park up, walk to Simpsons or whoever, wait, walk back, drive back. Might be an hour easy.

£60 an hour inc parking and cost of key, that seems fine to me.

Yes. You are paying for the extra work you have requested. You wrote to them asking for more info so the cost of providing that extra info can be passed to you. Also, as you asked them to look at it closer, they may have realised they missed something and added it in.

They still have to employ someone to check that and carry out a clean to their standards. Some houses they turn up to need a little work. Some need a lot. These things are typically bulk priced on a contract and averaged. So, no you cant. I am surprised there are not gas and electrician costs in there as well to check the services are safe and working.

In my experience it's one visit to change locks / turn off utilities / clean up (unless further clearing or repairs needed).
