FTB Please help

Hi I have currently applied for a Barclays mortgage through a broker. I have been accepted in principle and I have a valuation booked for the propey tomorrow between 10am-1pm.

My case hasn't gone to the underwriters yet.

My experian credit score is 'fair'
My equifax score is 'fair'
However my call credit score is 'poor'

My last p60 I earned a little over 30k
The one before just over 24k

Mortgage is for 60k with a 6k deposit over 25 years.

I currently owe a little under 5k in debt.

My debt to ratio on my credit cards is 67.56%

I have had previous defaulted on a account which was 5 years ago that has been changed to 'settled' on my file and all the payments 'up to date'

My question are what are the chances I am going to get this mortgage? Have I passed the credit checks etc if they are going to value the property? Is my debt to high to be accepted??

My broker seems a little too confident as his words were "25 years in the business it's going through fine"

However I can't help but stress a lot over this can someone with some knowledge please give me some answers.. are they likely to decline me once the underwriters get involved?

I need help or putting down seriously?!

    Thanks just a little worried as my experian & equifax is fair but call credit is poor quite a difference between them.. surely they have done all the credit checks etc before they would appoint a valuation of the property? Thanks again

    As people often point out, your credit score is pretty meaningless as it won't be measured in the same way as your lender looks at things. The main reason that you need to look at your credit file is to ensure that it is correct and to ensure that you've not forgotten anything (like putting yourself on the electoral roll).

    Yes I defiantly on the electoral roll I just hope I get the mortgage the valuation is tomorrow so should find out soon enough the stress of this is unbelievable
