Part of Garage Roof contain Asbestos Materials

I am a FTB and recently got my mortgage application accepted by Halifax.
Valuation was a basic one and conducted by Colleys. Valuation report (basic valuation) contains the remarks as below.

"...Parts of the garage roof are thought to contain asbestos material. You should take care when carrying out repairs, maintenance or renewal.."

"...there is wear and tear to some items and maintenance, repair or upgrading will be required..."

My questions are,
1. Can we reach out to Colleys and get more details about the report?
2. Do we have to concern about the parts of asbestos materials in garage roof?

As FTB we are being extra precautious. Thanks in advance.

    1) Doubtful, it is a basic valuation. If you want a full asbestos report you need to get an asbestos firm out.
    2) Its down to you. I had my asbestos roof removed it cost me about £400. You have to get a specialised company to do it.

It is not uncommon in garage roofs. If there is no damage then it is widly believed there is no issue - I am not a big fan which is why I had mine removed.

We have a large double garage under the house - back in the day, building regs demanded that there was asbestos between the garage and the accommodation, so this is not at all unusual. We had to have it removed because we were having a full rewire and (perfectly reasonably) the electricians didn't want to get involved in working with the asbestos. We would probably have removed it anyway, with an eye to selling the house on at a future date - no point in making it difficult for people to buy.

In all it cost us £1000. The guys took about half a day, gave us a certificate to show that it had been properly disposed of, and then hoovered the garage!! (Money well spent...)

Thanks for your replies so far.
I found this valuable information on asbestos. [aic.org.uk/asbestos-cement-faqs/]

I will go and inspect this with an expert [family friend] and try to understand what's the impact of this. The last thing I wanted to do is, buy the house and spend a fortune on replacing garage roof. [considering all vertical integrated costs]

    Thanks.

I wouldnt worry about it. If you plan on doing work to the garage then you will need to cost in the extra expense of removal apart from that no problem.
