    I've heard numerous people say East Midlands is going to be the biggest growth area for investors, I think Ilford would also be a good bet with Crossrail coming in and the fact prices are already on the cheap side for Essex let alone London.

    A colleague showed me a few places round, er, plumstead or something, nothing much round there now but it is cheap for a relatively central (ish) place, might be worth a look with crossrail etc.
