Removing name off mortgage and title deeds

Hi
My ex-wife is applying for a new mortgage with a new lender to remove my name, the mortgage broker wants me to supply a letter explaining the lump sum payment due when my son is 21years old. Any ideas as to what level of detail they need or a template? As I'm sure you can imagine it's not possible to get these answers from my ex-wife

Not sure what relevance a payment has when your son turns 21 for the mortgage - they probably want a Transfer of Equity document stating you have no financial interest in the property and are happy to transfer equity to your ex-wife.0
