Declaration of interest and mortgage

Hi, we are looking to purchase a house that my husband, son and I can live in and also my mother, we would use savings we have and the equity from the sale of my mother's house for the purchase but also need a small mortgage on top, how can we make sure that my mother still has an interest in the property? She is putting in equity after all. We have been told by a mortgage provider that she would have to sign away any rights she may have over the property if my husband and I have a mortgage on it. Any advise welcome please
