how long

Does anyone have any experience on how log it takes to complete once the solicitor has started there searches?

    The two things aren't really connected.

    Searches will be back based on how long it takes the local authority.

    Completion is a date on which all parties have to agree before contracts can be exchanged once all the paperwork is in place.

    Could you expand a little please, as my solicitor is very rude and I do not deal with him, as I always seem a pest.


    So how long do the paperwork side of things normally take on the solicitors side?


    when should I be asking for a completion date as every time I ask my solicitor he says oh its ages away yet!

    House purchase process runs like this;-

    Offer agreed
    Solicitors instructed
    Sales memorandum issued by estate agent
    Purchaser applies for mortgage
    Vendor's solicitor prepares and issues draft contract to purchaser's solicitor
    Vendor completes seller's enquiry forms and returns to their solicitor
    Valuation/survey carried out
    Purchaser pays their solicitor for searches
    Searches requested by purchaser's solicitor
    Renegotiation of price due to survey findings - if required
    Mortgage offer issued
    Purchaser's solicitor receives seller's enquiry forms and raises any enquiries with vendor's solicitor
    Searches returned to purchaser's solicitor
    Responses to enquiries from vendor's solicitor to purchaser's solicitor
    Purchaser visits solicitor to go through paperwork, hand over ID and deposit
    Completion date agreed between all parties
    Contracts exchanged
    Purchaser's solicitor sends purchase funds to vendor's solicitor
    Completion takes place
    Vendor's solicitor receives purchase funds and authorises key release.

    From offer to completion can be anything from four weeks plus to many, many months.

    Thanks for the fast response.

    So the house now has plaster on the walls. Ant one had experience with new builds and how long until finish now the plaster is on.

    My father has said 2 weeks tops.
