This morning our broker emailed with 2 possible mortgage options, we are remortgaging to clear my 30k unsecured debt. This will leave about 20k of debt in wife's name however this is 0% so we are happy to continue paying this down.
We have 1 recent late payment and our broker said that Halifax would be the most lenient lender for this. Option 22. Is a similar deal with precise mortgages. We are looking to borrow 110k against 150k property so 75ltv
Do u think this could work? We thought the unsecured debt would limit our options but according to broker it works on affordability as we have a good income (70k joint) what are our chances of passing Halifax aip??

Generally its not a great idea to swap unsecured lending (which has limited consequences if you're not up to date with payments) with secured lending (which means you will lose your house if you don't pay).
Be very certain you have solved the issue that got you 50k of unsecured debt.0
