    Yes I take your point. It is probably more likely it was above the threshold, but I need to investigate further and find more evidence to come to a more solid conclusion. I do know of multiple properties on the street that are either similar or better and they are in Band F. I also have strong arguments against the rationale they provided in the rejection letter, which will help.

    Off to the local library this weekend I think. Any further advice from any of you on anything additional that could help or I could use to build a case would be much appreciated.

    Do bear in mind that properties in lower bands may have been improved by current owners and thus the band can't be increased or they may be underbanded.

    I'm curious to know why you bought a house next to a pub?
