Coach house confusion

Hi, my daughter is about to buy a new build coach house, the flat is freehold with 2 garages ( leasehold) & a drive through passageway underneath, she has been told she needs special insurance for this to cover the whole building which she will be responsible for although none of the garages are hers, would be grateful for any advise anyone has if they have purchased the same type of property & has had any issues regarding this.

It is quite common for the property to be leasehold, but with the buyer purchasing both the freehold to the building AND the lease to the flat.
As freeholder, yes, she'd be responsible for insurance and maintenance, usually paid for by the leaseholders ie herself AND any other leaseholders.
Check what is being bought.

A modern coach-house purchase sees the flat above the garages owning the freehold for the building and the garages being leasehold.
In the first instance I would talk to the mortgage lender about insuring the building as there will be lots of people who tell you it should be leasehold etc.
I suspect any mortgage is with Nationwide and the criteria note reads;-Coach house flats
Coach house flats are acceptable subject to a satisfactory valuation. A coach house flat is a freehold flat which is the only flat in the block and is built above garages and/or an access way.I am a mortgage broker.
